Traditional Full Appraisal
Includes on-site exterior and interior inspection for single and multi-family residential dwellings. Available formats:
- Forms 1004, 1073 or 1025 – URAR Single-Family Report.
- Forms 2065, 2070 or 2075 – Desktop Underwriter Summary (includes interior inspection).
- Form 1073 – Condominium Report.
- Form 1025 – 2-4 Family Small Residential Income Report. (includes Form 216, Operating Income Statement).
Drive-By Appraisal
Includes exterior inspection and an estimate of current market value. Available formats:
- Form 704 – FHLMC One-page Drive-by Report.
- Form 2055 – Desktop Underwriter Summary.
Review Appraisal
The FNMA 2000 is available in three forms:
- Desk Review — A licensed certified appraiser examines and evaluates content and methodology of the appraisal.
- In-Field Desk Review — A licensed certified appraiser in the same region as the property examines and evaluates content and methodology of the appraisal. Appraiser’s local knowledge assures expert market value analysis.
- On-Site Field Review — In addition to the desk review, a licensed certified appraiser inspects the exterior as well as comparable properties in the community, and may also provide comments. Report includes photo and a list of comparable sales.
Automated Valuation Models (AVMs)
A statistically based, computer-generated assessment
compares a property to neighborhood data. AVMs can
significantly decrease the cost and reduce the time it
takes to obtain an estimate of value. Ariston’s product
uses a robust logic engine that allows customization of
lending criteria to maximize cascading AVM results.
Value Range Report
This upgrade to the Automated Valuation Model (AVM) examines sales from three comparable data sources to provide a value range. Our Value Range Report is executed by an appraiser and is a great alternative to low-confidence or no-hit AVMs.
AVM/Exterior Inspection Report
This proprietary report combines an AVM and exterior inspection with photos.
Broker Price Opinions (BPOs)
The BPOs use comparable sales and exterior inspection to back up an opinion of value. We also offer various levels of insurance products for valuation products.
